Disney Wins Long-Running Property Tax Lawsuit, Reducing Resort Assessments by Nearly $44 Million
A decade-long property tax dispute between Walt Disney World and Orange County has finally concluded, with Disney securing a significant victory involving two of its deluxe resorts.

The lawsuit, originally filed in 2016, challenged the assessed values of Disney’s Animal Kingdom Lodge and Disney’s Wilderness Lodge for the 2015 tax year. Disney argued that the county’s property assessments were inflated and improperly included intangible assets, which are not supposed to be considered under Florida law when determining property values for taxation.
A judge ultimately agreed with Disney’s position, reducing the assessed value of Disney’s Animal Kingdom Lodge by approximately $25.2 million and Disney’s Wilderness Lodge by roughly $18.6 million. Combined, the ruling lowers the properties’ assessed values by nearly $44 million.

The decision means Orange County officials will now recalculate the tax obligations tied to those properties. Depending on previous payments and adjustments, Disney could receive a refund for taxes paid based on the higher assessments.
The ruling has also renewed debate among local labor groups and educators. Several unions representing Disney Cast Members have voiced concerns about the impact of large property tax appeals on public school funding. Orange County Public Schools has reportedly set aside substantial funds in anticipation of possible refunds stemming from ongoing tax litigation involving Disney and other major property owners throughout the county.

While Disney often receives the most attention due to its size, county officials note that many hotels, apartment complexes, and commercial property owners have similar tax disputes working their way through the court system.
